We leverage our expertise in understanding market trends and target properties in specific neighborhoods. We also utilize a network of professionals to assist us.

The core of the core of the company's business model revolves around the following:​
  • ​Buy – Find a dilapidated or under performing property in an area with solid rental potential
  • Renovate – Bring the property up to market expectations for a rental and up to code requirements​
  • Rent – We lease the property to tenants that we have screened thoroughly
  • ​Refinance – Based on the new market value and rental income, refinance the property and repay investors

​​INVESTMENT OPPORTUNITY

We give private money investors the opportunity to fund a purchase and rehab of a property. ​
Investors can yield interest rates 4 or 5 times what they can get on bank CD's and other traditional investment plans.

​Private money investors are given a 1st or 2nd mortgage securing the investment (the property is their collateral).

​The investor is generating a very attractive return, passively - requiring very little of their time. ​

About Washington Capital Investments​

Washington Capital Investments is a real estate investment firm focused on investing in properties in the Washington, DC area.

It was founded by Frank Narmer John who has an extensive real estate background. He is also the founder and principal of Washington Appraisal, LLC which for more than 20 years has provided appraisal and consulting services across the Washington, DC metropolitan area. The firm has appraised thousands of properties and clients include some of the largest national and regional lenders. Mr. John has served as an expert witness on real estate matters for AARP, District of Columbia Government and Hogan Lovells among other law firms. Prior to his real estate career, he was an Account Representative with IBM responsible for marketing IBM hardware, software and services to large telecommunication companies. He was a member of a marketing team that in the early 1990’s generated more than $100 million in revenue on an annual basis and supported one of IBM’s largest customers - Bell Atlantic (now known as Verizon). Mr. John graduated from Howard University School of Business with a degree in Information Systems.​
